Background

David Shortt is a partner practising in our Waterloo Region office and he is also the National Chair of the Real Estate Lending Focus Group. He graduated with a Bachelor of Arts degree from Wilfrid Laurier University and was admitted to the Ontario Bar in 1973. Prior to joining BLG, Dave had been a senior partner with Shortt Hanbidge Richardson & Welch..

Areas of Practice

• Dave’s practice involves representing clients in real estate related matters focusing in the areas of commercial and residential real estate sales and acquisitions, commercial mortgage financing transactions acting primarily for lenders, commercial leasing and wills and estates.

Professional Experience

• Has acted for lenders who have placed mortgages on apartment buildings, industrial buildings, large and small retail plazas, retirement and nursing homes, medical clinics, mixed use commercial and residential plazas, and hotel and convention facilities.
• Has acted for two institutional lenders who provided CMHC insured financing ($400M) to a pension fund to assist in the simultaneous acquisition of 13 apartment buildings in the Province of Ontario.
• Has acted for institutional lenders taking security by way of assignment of CMHC insurance mortgages from other lenders to preserve the insurability of the loan.
• Has acted in financing transactions involving different types of ownership, including loans to co-tenants and limited partnerships.
• Has represented lenders who have provided financing for servicing and development of residential subdivision lands.
• Has acted for several banks and life insurance companies involving mortgage and corporate debenture financing transactions within Waterloo Region and Southwestern Ontario
• Has acted for a corporate client in the acquisition of mobile home communities in the Province of Ontario
• Has acted for landlords and tenants in commercial lease transactions
• Has many years of experience in assisting clients in the preparation of wills and power of attorneys
• Has acted for estate trustees in making applications for probate and generally assisting them in their estate administration responsibilities.
